- CHECK-IN TIME IS AFTER 4 P.M. ET AND CHECK-OUT NO LATER THAN 10 A.M. ET. No early check-in or late check-out without prior approval from the owners.
- All properties are NON-SMOKING. There is no smoking or vaping in the home or on the deck(s). Evidence of smoking or vaping inside the home or on decks will result in a forfeiture of the security deposit and other possible penalties.
- OTHER FLAMMABLES: PORTABLE GRILLS, FIREWORKS, SPARKLERS, CANDLES, TIKI TORCHES, ETC… ARE PROHIBITED ON THE DECK(s) AND/OR NEAR OR INSIDE THE home. Failure to comply will result in a forfeiture of the security deposit and other possible penalties.
- PET POLICY:
a. Surf Watch & Surf Rise: Sorry, NO PETS are allowed. There is a strict no pet policy in our association rules. Renters in violation will be asked to vacate the premises with no refund of monies paid.
b. Surf’s Up & Surf & Sound: PETS (dogs) are allowed. There is a $150.00 pet fee for up to two dogs. Please contact hosts if you intend to bring multiple pets.
- SECURITY DEPOSIT– A refundable security deposit is required with your final payment. See the attached contract with your booking confirmation email for the specific deposit amount. The deposit is not applied toward rent; however, it is fully refundable within two (2) weeks of departure, provided the following provisions are met:
a. No damage is done to the unit or its contents/furniture, beyond normal wear and tear. This includes no smoking inside the unit or on the decks.
b. Unit is left in a tidy manner upon departure with no significant dirt/messes remaining in the unit that require excessive cleaning (the owner and/or cleaning crew will take photographs and document any questionable situations for review)
c. No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
d. All debris, rubbish and discards are placed in trash bins provided and soiled dishes are cleaned and put away.
e. Unit is left locked upon departure.
f. Any property/contents of the unit remain at the unit upon departure.
g. All charges accrued during the stay are paid prior to departure.
h. The renter is not evicted by the owner, their representative, or law enforcement.
- PAYMENT – A RESERVATION DEPOSIT equal to 50% of the total rental is required within three (3) days of booking the reservation. The balance of the payment is due no later than thirty (30) days before your arrival date. Reservations will be automatically cancelled if the above deadlines are not met.
PAYMENT METHODS ACCEPTED: Check, Zelle, Paypal, Venmo

Surfline Properties LLC and mailed. ( The address will be provided in your confirmation email )
- Zelle does not charge a service fee.
- The guest agrees to pay the service fees when choosing to use either PayPal or Venmo.
- CANCELLATIONS / EARLY TERMINATION: Cancellations received more than 60 days prior to the check in date will be refunded in full. If a cancellation occurs between 60 and 30 days of the check in date 50% will be refunded. Cancellations or changes that are made within 30 days of the check in date (including all cancellations of reservations made less than 30 days prior to the check in date) will not be refunded. Early departure after check-in does not warrant any refund of rent or deposit. Cancellation insurance may be available through your travel agent or www.insuremytrip.com and is highly recommended.
- An exception to the cancellation / early termination policy would be due to Tenant receiving new orders from the Department of Defense to a different location. Upon proof of the change in orders, a full refund of any unused days would be given.
- The Landlord has the right to terminate this agreement and evict due to nonpayment of rent or violations of the terms of this agreement.
- MAXIMUM OCCUPANCY- There is a maximum number of people permitted in the home(s) at any one time. The number of guests permitted to stay overnight is limited to the maximum capacity stated below and all overnight guests must be listed on the signed rental agreement.
- Surf Watch has a maximum of 6 guests.
- Surf Rise has a maximum of 7 guests.
- Surf’s Up can accomodate 11 guests.
- Surf & Sound has a maxiumum of 11 guests.
- THIS PROPERTY IS A WEEKLY RENTAL from Memorial Day weekend to the weekend after Labor Day (rents Saturday to Saturday) AND REQUIRES A MINIMUM RESERVATION OF 3 NIGHTS DURING ANY OTHER PART OF THE YEAR. If a rental is accepted for less than the applicable minimum stay requirement, the guest will be charged a rate equivalent to the number of nights of the applicable minimum stay.
- MINIMUM AGE: The primary tenant/renter (responsible party) must be at least 21 years old.
- ALL LINENS ARE PROVIDED
- NO DAILY MAID SERVICE – The unit will be cleaned upon departure only. Daily cleaning/upkeep is the responsibility of the renter.
- FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of all payments, deposit and/or rental money, and the party will not be permitted to check-in or will be evicted if falsification is identified after check-in.
- SUBLETTING – Guest shall not sublet any portion of the property or assign this lease to another party.
- HURRICANE OR STORM POLICY – No refunds will be given due to severe weather. We highly recommend you purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase. Exceptions is if there is a mandatory evacuation declared, the unused portion of rent will be refunded.
- ACCESSIBILITY – Guest shall allow Homeowner access to the property for purposes of repair & inspection. Homeowner shall exercise the accessibility in a reasonable manner.
- INOPERATIVE EQUIPMENT: Appliances, Air Conditioners, TVs, etc. are not guaranteed to be operational and no refunds will be given in the event of failure. Owners will make every good faith effort to have any inoperative equipment repaired as soon as possible. Replacements are not provided.
- KEYS: Keys will be available at Check-In. Such keys must be returned to us (unless otherwise advised) within ten (10) days of your departure. Failure to do will result in our changing of the locks in the home. The cost of this will be deducted from your security deposit.
- PARKING PASSES:
- Surf Watch: There are 2 parking passes provided in the condo. Please hang the tags in your windshield during your stay and leave the parking passes on the kitchen counter when you depart. There is a $100 replacement fee per pass if not returned. It is assessed by the home owner’s association. The replacement cost will be deducted from your security deposit.
- Surf Rise: There are 2 parking passes provided in the condo. Please hang the tags in your windshield during your stay and leave the parking passes on the kitchen counter when you depart. There is a $50 replacement fee per pass if not returned. It is assessed by the home owner’s association. The replacement cost will be deducted from your security deposit.
- POOL: The community pools are open seasonally (usually May through October).
- Surf Watch: There are 6 pool wristbands provided in the condo. Please wear the bands when you go to the pool. There is a $50 replacement fee per band if not returned. It is assessed by the home owner’s association. The replacement cost will be dedudcted from your security deposit.
- Surf Rise: There are 6 RFID and 6 child wristbands provided for your stay. For children 6-12 please use the elastic wristbands. For adults & childern 12+, please use the RFID wristbands while visting the pools. The replacement costs for lost RFID wristbands are $25 each. The children’s wristbands are $10 each if they are lost. These costs are set by the HOA, not us. The replacement cost will be deducted from your security deposit.
- LINENS: Bed linens and towels will be provided in the home. Please leave them in the home when you depart as these will be laundered in high temperature wash between each stay. Any replacement costs for linens will be deducted from your security deposit.
- USE OF BICYCLES: (if applicable)
- I am acknowledging that I am physically and mentally able to ride a bicycle and that I am familiar with riding on a bicycle and the risks involved with this activity.
- I also acknowledge that I am 18 years of age or older.
- Additionally, I am acknowledging that my children, other dependents, minors, or wards are also familiar with riding a bicycle and the risks involved with this activity. For each guest that is a minor, the adult parent or legal guardian represents and warrants to Surfline Properties LLC that he/she is the legal guardian of that minor and possesses full legal authority to release and waive claims, and to covenant not to sue on that minor’s behalf.
- I expressly assume all risks of loss, damage, or injury as a result of the usage, and/or riding, including the risk due to Surfline Properties LLC’s negligence. I agree to fully release and discharge Surfline Properties LLC for any damages, injuries or claims, including but not limited to myself or any other person or property, as a result of my use of the bicycle(s). I fully understand and agree to release Surfline Properties LLC for its negligence in causing whole or in part any injury to me, my family, or other guests during my stay at this property.
- USE OF KAYAKS: (if applicable)
- I am acknowledging that I am physically and mentally able to paddle & use a kayak and that I am familiar with its operation and the risks involved with this activity.
- I also acknowledge that I am 18 years of age or older.
- Additionally, I am acknowledging that my children, other dependents, minors, or wards are also familiar with using a kayak and the risks involved with this activity. For each guest that is a minor, the adult parent or legal guardian represents and warrants to Surfline Properties LLC that he/she is the legal guardian of that minor and possesses full legal authority to release and waive claims, and to covenant not to sue on that minor’s behalf.
- I expressly assume all risks of loss, damage, or injury as a result of the usage, and/or riding, including the risk due to Surfline Properties LLC’s negligence. I agree to fully release and discharge Surfline Properties LLC for any damages, injuries or claims, including but not limited to myself or any other person or property, as a result of my use of the kayak(s). I fully understand and agree to release Surfline Properties LLC for its negligence in causing whole or in part any injury to me, my family, or other guests during my stay at this property.
- LIABILITY – The renter(s) agree to hold the owner(s), their property caretakers, agents or their representatives harmless from all injury, loss or damage to persons or property including all guests on the property. The renter(s) further agrees to indemnify the owner(s), their property caretakers or their representatives for all loss, costs and expenses that may be incurred to defend any claims or legal actions arising from injury, loss or damage to any persons or property occurring on the rental property during the rental period. The renter(s) assumes all liability for and is responsible for the guests of the house at all times. It is acknowledged and understood that the premises are unsupervised and children are to be supervised at all times.
- EXCEPTIONS – Any exceptions to these policies must be approved in writing in advance.
